How to Buy a Property (Land or Home) Online in  30 Days

  1. Review Information About Brokerage Services a Legal Document required by The State of Texas, which discusses whom a real estate agent represents, discuss any questions with propertyhugger.com (Diane Watson licensed Texas Realtor, license #0570121), sign and return via email.
  2. Review propertyhugger.com's unique Buyers Service Pledge. 
  3. Propertyhugger.com will search for properties, preview properties, and give you feedback which will include sold comparable, rented comparable, investment opportunities and predicted cash return on your investment.
  4. Choose the best property for you which you wish to purchase. 
  5. Review Comparable Sold Properties on chosen property via online email from propertyhugger.com (Diane Watson, licensed Texas Realtor, license TX#0570121).  Discuss with propertyhugger.com at 512-847-3682.
  6. Review disclosure statement on chosen property, survey and any additional pertinent information on the property which may or may not include the following documents- Lead Based Paint Addendum (if built prior to 1978), MUD or Water District (if it has public water), Homeowners Association Information (if it is in HOA neighborhood), On Site Sewer/Septic Information (if it is not public sewer), Flood Hazard Information (if it is in flood area), Notice Regarding Oak Wilt in Central Texas, Tax Statement, Utility Bills, Copy of Lease if applicable, Prior Inspection Reports and Real Property Affidavit (Survey).  Discuss applicable documents and information with propertyhugger.com at 512-847-3682.
  7. Put in an offer based on fair market value of sold properties. Offer is completed online with legal documents from Texas Real Estate Commission and approved by TREC.  Offer should include a Purchase/Escrow Deposit for the property and an Option Period deposit.   
  8. Set a closing date in the contract, usually 30 days or longer depending on financing. Having a pre-approval letter from lender will speed the process up.  Talk to your lender as soon as possible perhaps prior to our presenting your offer.
  9. Set up a 10 day Option Period in the contract with a nominal deposit amount. This amount will not be refunded if you decide to back out of the contract.  The deposit on the property will be returned.
  10. Present payment arrangements in contract for inspections (either buyer or seller pays).
  11. Receive the Contract Execution Date through propertyhugger.com.  This will be the date that the seller accepted the terms of the contract and the contract was presented to the title company by the seller's agent, it is also the date from which the option period is counted. 
  12. Order property inspections which may or may not include: septic, water, termite, radon, & general construction inspection paid for by buyer or seller, whichever was pre-determined in contract.
  13. Contact your lender if financing is involved.  Insure that financing is proceeding along and approval in imminent. 
  14. Review inspection report online.  Go over inspection report with propertyhugger.com and re-negotiate changes to contract involving improvements to be made and cost, if any.
  15. Order appraisal if financing is involved.
  16. Propertyhugger.com will schedule closing with Title Company.
  17. Close on closing date with Power of Attorney to Title Company at the closing.
  18. Receive all pertinent documents from title company.  Accept keys to new property.  Move in or rent it out.
